Expression of Interest (“EOI”) for purchase (freehold or leasehold) of Royal North Shore Hospital Masterplan Zone 8 land (“Properties”).
Pre-lease to NSW Government for commercial office building.
The purpose of this Call for EOI is to provide summary information on the properties and to outline the intended procedure for the conduct of the Call for EOI process for the proposed development of the Properties by Government Property NSW.
Respondents must meet the minimum requirements set out in the Statement of Requirements & EOI Conditions document.
To be eligible to submit a response, interested parties must:
1. Download the RFT Preview Document(s) file
2. Complete and submit the EOI Phase 1 Returnable Schedules including an executed Confidentiality Deed all contained in the Preview file to jon.chomley@colliers.com.au by 23/10/14.
3. Proponents meeting suitability requirements will be notified by email within 2 days and issued a unique Access Passcode allowing access to EOI Phase 2 detailed EOI documentation.
4. The completed EOI Phase 2 documentation must be lodged via eTendering web site.
The Properties are part of Zone 8 of the Royal North Shore Hospital Masterplan. Zone 8 is on the southern boundary of the Royal North Shore Hospital Precinct in St Leonards.
Zone 8 is situated between Reserve Road & Herbert Street, St Leonards.
There are two land parcels on offer:
1. Site 4a:Reserve Road portion. Has potential estimated 34,700m2 developable GFA for a commercial office building (inc. car parking); and
2. Site 4b:Herbert Street portion. Has potential estimated 11,645m2 developable GFA for mixed use including commercial and health related uses (medi hotel, medical suites, staff accommodation, carers accommodation, child care and car parking).
NSW Government will pre-lease a minimum of 20,000m2 NLA of office space in an office building to be constructed on part of the site.

Lodging a Response
Your completed EOI response should be lodged electronically via this web page.
As the respondent you must be a current Registered user of this eTendering web site.
Click on the blue LODGE ON RESPONSE link at the bottom of this page, using the Access Passcode, then using your registered system Login Username and Password and follow the on-screen instructions to be taken to the lodging screen to submit your electronic tender response.
Electronic Tender Box Security
During the lodgement process all submitted responses are encrypted for security and stored securely in the “electronic tender box”.
All responses that are received successfully can only be accessed, decrypted, retrieved and opened after the RFT has officially closed.
EOI Response - receipt/confirmation
A detailed system generated electronic receipt is issued for all submitted responses files received successfully.
