PRE_TENDER MEETING
A Pre tender meeting will be held on 5th December 2007, at 10:00am. Assemble at the Maquarie Street public entrance.

The aim is to replace old pneumatic controls with new electronic controls to provide control, monitoring and management of the building services through a networked building management system.

Responsibilities - Part A
Part A is to replace the pneumatic controls with electronic BMCS controls in the central energy plant room and on all air handling units, including temperature sensors, valve actuators and damper actuators.

The changes include the following: -
  • Remove the existing pneumatic controls and valve actuators on the heating and chilled water bypass valves in the central energy plant room.
  • Remove the existing pneumatic controls from the air handling units, VAV boxes and reheat coils
  • Provide new sensors and actuators to replace the pneumatic controls.
  • Provide mounting brackets and linkages as necessary.
  • Provide variable speed drives to selected fans where indicated
  • Provide data gathering panels, control panels and control wiring.
  • All associated electrical work
  • Update the BMCS hardware and software as necessary and program the BMCS for the additional requirements.
  • Commission and test the complete control system, including existing reused equipment, services and systems.

    Provide 12 months comprehensive maintenance of equipment and systems included in Part A, including preventive and breakdown maintenance of existing reused controls, concurrent with. 12 months defect liability period.

    Responsibilities - Part B
    Part B is to change the controls on all fan coil units, including temperature sensors, valve actuators and damper actuators. The changes include the following: -

  • Remove the existing pneumatic controls.
  • Provide a local multi-function control panel for each room fan coil unit. Each panel is to include push button stop start, push buttons temperature adjustment, temperature sensor and an LCD or LED display.
  • Provide new sensors and actuators
  • Provide mounting brackets and linkages as necessary.
  • Provide data gathering panels, control panels and control wiring.
  • All associated electrical work
  • Update the BMCS hardware and software as necessary and program the BMCS for the additional requirements
