Tender Details

The works include but are not limited to the following:

Passive Fire Protection System:

1) Provide a passive fire protection system to all service risers at the slab penetrations. Fire seal the penetrations to separate each room from the room above and below it. Where a room has a balcony above it, seal the penetration in the room at low level and seal the penetration on the balcony at high level. The sections of riser in the room and the balcony will then form a single compartment.
2) Provide expanding fire seal type passive fire protection system (FRL -/90/90 minimum) to the full depth and width of the slab penetration. Provide formwork to the lower edge of the penetration as required.
3) Provide 2 x 32mm dia PVC pipes to the service risers at the slab penetrations to allow for future services in each fire rated location. The piping is to be able to be located from either side of the slab. Provide passive fire protection system inside the piping (FRL -/90/90 minimum).
4) Provide service preparation prior to installation of passive fire protection system. Clean and prepare existing services to enable passive fire protection system to be installed. Organise services in the service riser to allow ease of application of passive fire protection system.

Fire Doors & Walls and Building Work:

Service Riser Access Locations:

5) Demolish existing wooden panels and frames from service risers and remove from site. Relocate existing services in the rooms, including clotheslines, junction box conduit and other to allow installation and operation of the new doors.
6) Provide wooden doors with metal facing and metal edging, frames, hinges, night rim lockset to service riser access locations. Paint the doors to match the existing colour scheme.

Electrical Cupboards

7) Provide new fire rated door and steel frame (FRL -/120/30) to the electrical cupboards, with hinges and night rim lockset. Paint the fire doors to match the existing colour scheme.Block G East & West:Note: Fire sealing of penetrations is not required in Block G East & West service risers. Provide fire rated doors, etc. as detailed.

Electrical Switchboards:

8) Provide new fire rated walls (FRL 120/120/120), doors and frames (FRL -/120/30) to enclose the electrical switchboards. Provide a passive fire protection system (FRL -/120/120) to all service penetrations through the new fire walls. Paint the walls and doors to match existing colour scheme.

Pump Room

9) Relocate pump control panel into cavity adjacent to panels current location. Strip back sound proofing as required. Provide new fire door and frame (FRL -/120/30) at level to clear pump and services when opened. Provide fire panel to service riser access location. Provide fire panel at low level to service riser access location.

Drying, Washing and Other Rooms:

10) Provide new fire rated doors and frames (FRL -/60/30) to service riser access locations in drying, washing and other rooms.

Common Areas:

11) Demolish and remove timber panelling at 5 common area service riser access locations. Provide solid core timber door with veneer surface and frame to complement existing timber panelling. Provide timber panelling to enclose cavity between brick wall and existing timber panelling. Relocate services on or near timber panelling, including door hold open devices and hydraulics as required.
12) Provide fire rated access door and steel frame (FRL -/60/60) with automatic self-closing devices, hinges and night rim lockset to 6 common area service riser access locations. Paint the fire door red.

Additional Works:

13) Provide aluminium expanded mesh and frames to the all rooms with windows to keep out pigeons. Provide mesh 3mm thick, 50mm longway measurement, 20mm shortway measurement and 80% free air space. Paint the mesh to match the existing colour scheme. Secure mesh to the outside of the window frame to allow the window to be operated. Secure mesh so that it is permanently attached.
14) Demolish and remove timber panelling covering the tradeboxes and expose cavities in common area balcony level walkways. Provide permanent fire rated panels and frames (FRL -/60/60) to the cavity.

Completion

15) Provide 12 months maintenance (during Defects Liability Period)
16) Provide certification to BCA and Austalian Standards
17) Provide manual
18) Provide as-installed drawings
