The Office of Environment and Heritage (OEH) is offering an opportunity to lease/licence/ manage the operation of the café/restaurant / function centre at Athol Hall within Sydney Harbour National Park or propose an alternative use for the facility. An initial 5 year term with a 5 year option is being offered. OEH is prepared to consider other lease or contract terms and conditions reflecting any capital expenditure incurred in either the upgrading and/or fit-out of the existing premises by respondents to the EoI.
OEH is also offering non-exclusive use of the lawn area adjacent to Athol Hall for purposes ancillary to the use of the hall. Refer to the usage diagram at Attachment 2.
The internal area of the hall is approximately 501.6m2. The premises are offered in their current condition.
Respondents are required to satisfy themselves as to the state and condition of buildings, services and facilities of all the site.

PRECINT AND BUILDING INSPECTIONS AND CONTACT OFFICER:
In order to submit a conforming EoI respondents MUST undertake an inspection of the premises.
An inspection of the premises will be available on 09 June 2016 between 4pm. All other inspections are strictly by appointment only.
