WSROC / Provision of Property Management Services - C29/2013

The purpose of this Request for Tender is to appoint a qualified and experienced legal entity to act as a property leasing and management services agency/consultant to manage Council’s commercial property portfolio. The selected respondent will be required to demonstrate a proven ability to deliver any or all of the following services:  

·         Lease negotiation and management

·         Manage and advise Council on service contracts

·         Invoicing and collection of rentals

·         Review of rentals

·         Arrange testing and inspection of properties including fire services and exit emergency lights and systems.

·         Provide cost estimates for building upgrades and maintenance

·         Provide collection accounting and reporting services

·         Collection of arrear rentals

·         Attend to and pay all operating expenses

·         Maintain proper accounts and records

·         Prepare monthly, quarterly and annual reports

·         Prepare annual budget reports including income and expenditure

·         Ensure CPI and rental increases are applied

·         Maintain an up-to-date Portfolio Calender, Vacancy Schedule, Public Liability Schedule, etc.

Open Tenders - An invitation to tender by public advertisement with no restriction placed on who may tender. Tenderers will normally be required to demonstrate in their tender that they have the necessary skills, resources, experience, financial capacity, and in some cases licences, accreditations, etc., to fulfil the tender requirements.

Tenders responses are to be lodged manually in a sealed envelope clearly marked "Provision of Property Management Services Contract C29-2013' and received in Council's Tender Box prior to closure at 12 noon Wednesday 11 December, 2013 located at the Ground Floor, Council Civic Centre, 62 Flushcombe Road, Blacktown NSW 2148.
