The Contractor will design and construct works, which include:

1. The Development and Fitout Works, which involve the design and construction of the Atlassian Building including the YHA Accommodation and the fitout of the  Atlassian Building (including any retail areas). 

2. The State Works, which involve the design and construction of the:

a. Upper and lower ground pedestrian links;

b. Public domain areas in or around the upper carriage ways and within the pedestrian links through the Site;

c. Vehicle access ramps to the relevant areas of the Site and Adjoining Land;

d. Services to enable the operation, maintenance and occupation of the Works Portion; and

e. Fixtures, fittings, finishes furnitures and landscaping.
